Tokyo Disney Good Neighbor Hotels are third-party hotels that are approved by Tokyo Disney Resort, located in various areas of Tokyo and Chiba, outside of the Tokyo Disney Resort area.
They provide a free shuttle bus to Tokyo Disneyland and Tokyo DisneySea, so these hotels make for a convenient place to stay if you want the easy access to the Disney parks with a slightly more budget-friendly stay, compared to the Disney hotels and other on-site hotels. (You need to make reservations for the shuttle.)
It’s important to know that they don’t offer the same exclusive benefits as Disney hotels, but they are officially recognized by Tokyo Disney Resort with the special designation of “good neighbor hotel.”
Good neighbor hotels are a mix of mid-range hotels and upscale hotels. These hotels also tend to be easier to book in terms of availability. If you want to stay in a Disney hotel, you often need to book months in advance.

Good neighbor hotels with free shuttle to Tokyo Disney
These are the Tokyo Disney good neighbor hotels with free shuttle to Tokyo Disney. (All good neighbor hotels have free shuttle to Disneyland and DisneySea.)
They are located in Ariake, Odaiba, Chiba, Sumida, Koto, and Shinjuku.
And while these hotels do offer a free shuttle, if you want to go from Tokyo to Disney by train on your own, you can do that too. All the hotels have good train access to/from Disney.
I’ve also included below the time it takes by train to get from each good neighbor hotel to the gateway to all things Disney, which is Maihama Station. From Maihama Station, it’s an easy Tokyo Disney monorail ride to go the rest of the way to Disneyland or DisneySea!

Tobu Hotel Levant Tokyo is located in the Kinshi area of the Sumida ward in Tokyo. This neighborhood is known for being near major attractions like the Tokyo Skytree and Asakusa. It’s also near Ryogoku so you can have easy access to a sumo experience too.
This makes it a convenient base for sightseeing when you want to do several days of classic Tokyo sightseeing and a day of Disney.
The Tobu Hotel Levant Tokyo is a comfortable mid-range hotel. The rooms are spacious and modern, and there are rooms with views of the Tokyo Skytree. There are several on-site restaurants, as well as a coffee shop. Along with the free Disney shuttle, there’s a paid Haneda airport shuttle available.

If you want a Tokyo Disney good neighbor hotel that’s in the hustle and bustle of one of Tokyo’s most famous neighborhoods, then the Keio Plaza Hotel is for you.
If you want to walk the busy streets of Tokyo in the evening, then this is also the good neighbor hotel for you, so you can go to nearby famous alleys of Omoide Yokocho (10 minute walk) and Golden Gai (20 minute walk).
You’ll have an overwhelming number of casual food spots to choose from in Shinjuku, so this is an area that you can do a Shinjuku food tour to get you started.
There really are endless choices for Shinjuku experiences that you can have if you’re looking for the big city vibe.
Shinjuku is just about an hour from Tokyo Disney. But if you want to do the classic first-time Tokyo itinerary for several days and reserve just one day for Tokyo Disney, staying in Shinjuku can be perfect.
The Keio Plaza Hotel is a modern luxury hotel in the heart of Shinjuku. You can get a comfortable room with city or skyline views, and there are several on-site restaurants serving Japanese, Western, and Chinese cuisine. There are on-site restaurants, a seasonal outdoor pool, a fitness room, and spa services. Its central location makes it easy to explore Shinjuku’s nightlife, as well as shopping and dining.
3. Odaiba: Hilton Tokyo Odaiba

Hilton Tokyo Odaiba

In terms of location, Odaiba is comparable to Ariake, as it’s located right nearby. The main difference is that Odaiba is more of a “fun touristy Tokyo” with more shopping, dining, and entertainment options.
This hotel is also very close to the Tokyo cruise port in Koto. (Odaiba is part of the Koto ward.)
The Hilton Tokyo Odaiba is a 5-star luxury hotel located on the waterfront of Tokyo Bay, and you can get iconic views of the Tokyo skyline. The rooms are spacious There are on-site restaurants, an indoor pool, and a fitness center. Being minutes walking from a train station gives it easy access to the rest of Tokyo.
4. Makuhari – Chiba: Hotel New Otani Makuhari

Hotel New Otani Makuhari

Makuhari is a larger more suburban area in Chiba, known for the Makuhari Messe convention center. It has more restaurants and hotels than Ariake, but fewer tourist attractions within walking distance.
If you want to visit Tokyo Disney over multiple days, Makuhari also makes for a convenient neighborhood to stay in.
Along with the free shuttle to Tokyo Disney provided by Hotel New Otani, you can also easily get to Disney on your own by taking the direct 20 minute train from the nearby train station.
As well as being less than 10 minutes walking from the train station, you can also walk 15-20 minutes to get to the local baseball stadium. This is one of the Tokyo area baseball teams you can see to experience the fun Japanese baseball cheering culture! (Read the reviews of what it’s like to attend a baseball game in Japan!)
It’s also a short train ride to Chiba City, where you can see a shrine and castle. Make it a morning walking tour (with a home-style Japanese lunch), or make it one day in Chiba City on your own. (I also included the Mihama-en Garden matcha experience, 5 minute walk from the hotel, on that one day itinerary.)
The Hotel New Otani Makuhari is a large modern 4-star hotel outside of Tokyo in the Makuhari area of Chiba. You can get a comfortable room with bay views or city views, and there are several on-site restaurants to choose from. There is also an indoor pool, spa, and fitness center (additional fee). And then of course, there’s the free shuttle to Disney!

The Koto neighborhood is not really in the immediate vicinity of major tourist attractions, but it offers a tranquil and elegant environment.
The Hotel East 21 Tokyo is a classic luxury hotel, and you can get a standard hotel room or Japanese-style room. There are on-site restaurants, as well as a sauna, indoor pool, seasonal outdoor pool, and fitness center for an additional fee.

Ariake is primarily a business and convention area (called Tokyo Big Sight) so it has fewer restaurants, shopping, and tourist attractions within walking distance.
But if you want to go to Disney over multiple days and also go to central Tokyo, the Ariake makes for a convenient neighborhood to stay in.
Aside from the free shuttle to Tokyo Disney, Sotetsu Grand Fresa Tokyo Bay Ariake is an 8 minute walk from the train station that will give you a direct train to Shinjuku in central Tokyo.
If you want to go to teamLab Planets on another day, that’s a short and easy direct train ride.
The Sotetsu Grand Fresa Tokyo Bay Ariake is a mid-range hotel that’s a comfortable stay.
7. Ryogoku – Sumida: Dai-ichi Hotel Ryogoku

Ryogoku isn’t the typical recommended neighborhood to stay in for a first-time Tokyo visitor, but it can be perfect if you want to do a bunch of smaller things and still be in a convenient area to do typical Tokyo sightseeing.
This neighborhood is most famous for being the heart of sumo wrestling in Japan. While sumo tournaments only take place a few times a year, Ryogoku offers ways to experience sumo year-round.
If your dates line up, then your absolute must-do in Ryogoku is the sumo tournament! Otherwise, you can still have a fun sumo experience in Ryogoku year-round.
The Dai-ichi Hotel Ryogoku is a mid-range hotel that makes for a practical choice. The rooms are simple but comfortable, and there are rooms with views of the Tokyo Skytree. There are on-site restaurants, and you can rent bikes too. The location right by Ryogoku Station makes it convenient for getting around Tokyo.
8. Ariake: Tokyo Bay Ariake Washington Hotel

The Tokyo Bay Ariake Washington Hotel is another Tokyo Disney good neighbor hotel in Ariake, so all the basics about Ariake apply.
It’s a direct train to Shinjuku, and teamLab Planets is a short train ride away.
It’s also around the same walking distance to the train stations.
Hotels in Ariake: The Tokyo Bay Ariake Washington Hotel and Sotestu Grand Fresa are both mid-range hotels, but the Sotetsu Grand Fresa Tokyo Bay Ariake overall has better reviews.
9. Chiba City: Keisei Hotel Miramare

The Keisei Hotel Miramare is the Tokyo Disney good neighbor hotel that’s the furthest away from Tokyo. You’ll tend to get better value here since the rooms are lower cost than comparable hotels near Tokyo Disney or in central Tokyo.
Chiba City is calmer and less touristy than Maihama or centrally located Tokyo neighborhoods. You’re basically trading being right next to Disney or in the best Tokyo neighborhoods for a quieter stay and lower price, while still having good access to Disney.
It’s also easy to make a day trip to Tokyo, as you can catch a direct 40 minute train ride to Tokyo Station from Hon-Chiba Station (11 minute walk). From Tokyo Station, you can walk to the Tokyo Imperial Palace east gardens for example.
In Chiba City itself, you can ride the monorail that’s said to be the world’s longest suspended monorail train system, as well as do some classic Japanese things like visit a shrine and temple. See how I did one day in Chiba City.
